The New Ayalon North is Here!
By Daniel Wax
For 20 years we have been promised the opening of the new road and at last, the day has finally come.
Ayalon North has been opened to traffic heading towards Road 531. Later this year, the train will be expected to be relocated to its final location and Ayalon South will open, enabling traffic to move in the opposite direction. The opening of the road and the expected merge with Road 2 have and will continue to reduce traffic as well as resolve the bottle neck in and out of the neighborhood.
Equally as important is the relocating and lowering of the tracks which will dramatically reduce noise and pollution and will significantly improve the quality of life in the neighborhood.
Gadi Blumberg, Managing Partner and Founder of Anglo- Saxon’s Herzliya B’ Offices
Gadi has been a resident of the neighborhood since 1982 and is the son of Dave Blumberg “of blessed memory,” the Founder of the Anglo-Saxon agency now entering its 53rd of business.
Gadi: “One of the properties represented exclusively by our agency is a great example of the direct impact moving the railway station and its tracks on the local real-estate market. This is a house that enjoys the benefits of the new transportation route layout. This property is located on Shoshana Damari 10 and boasts 6 rooms. The house meets a very high standard; 300 sqm built on a 293 sqm property in a peaceful dead-end road with an option for a separate unit extension. Its future owners will enjoy vast green surroundings and a fabulous view. Not many houses in central Israel can enjoy a spectacular view of dozens of green acres from the living room, bedroom and the rooftop balcony.”
How is the relocation effecting real-estate in the area now and in the foreseeable future?
Gadi: “As a resident of this neighborhood, I’ve been experiencing the changes and enjoying the development of the area over the last few years – the opening of cafes, restaurants etc. There is no doubt that the attractive location of Herzliya Bet and its proximity to main roads and the train station have increased real-estate demands and led to the beginning of new building projects, a trend that has grown in recent years and can be anticipated to continue to grow.”
How would you summarize this past year?
Gadi: In 2016 we sold a number of houses which were on a totally new level, raising the bar of both quality and prices in the area and created a new ‘glass ceiling’ set at over 7 million Shekels. For example, in the new area of the neighborhood, a new property was sold for 7.65 million shekels, thus setting a new record for the price of a new house in this neighborhood, especially thanks to its size, the quality and the fact that it faces the open west.
Right now, we exclusively offer a property similar in its high quality on 15 Hardufim St. This is a brand-new luxurious house with an en-suite bathroom for each of its 6 rooms; 330 sqm built on 315 sqm with a well-lit basement floor; modern-rustic; southern location with excellent natural light, a swimming pool and an option for a separate unit extension.”
The New Ayalon North is Here!
“There is no doubt that over the last few year, more and more people have become familiar with the uniqueness of the area and are looking to build their homes here. the increased interest in the neighborhood as well as developments in real-estate and community life, add and strengthen Herzliya B’ even further.”
